Lo que esta pasando en su factura del impuesto a la propiedad

Dos veces al año, mi oficina envía cerca de 1.8 millones de facturas a los propietarios del Condado Cook. Muchas personas solo miran el monto a pagar y lo dejan ahí. Sin embargo, su factura es mucho más que un número: es un documento lleno de información sobre cómo se calculan sus impuestos y, lo más importante, en qué se gasta cada dólar. Revisarla con calma puede ahorrarle dinero y darle una visión más clara de cómo funciona su gobierno local.

Qué contiene la factura

En la esquina superior izquierda está el recuadro “Total Payment Due” o monto adeudado. Allí se indica cuánto debe según la fecha en que pague. Es esencial revisar la fecha de vencimiento: pagar tarde genera recargos que se muestran junto a la frase “If paying late, please pay...”. Mientras más espere, más intereses se acumulan.

A la derecha aparece su Número Índice de Propiedad (PIN) de 14 dígitos. Este identifica de manera única su propiedad en los registros del Condado y debe coincidir con el de la escritura. Solo pague su propio PIN. Si usa otro, podría terminar cubriendo los impuestos de otra persona y recuperar ese dinero puede ser difícil o imposible.

En la parte central se detalla cómo se distribuyen sus impuestos entre organismos locales: escuelas, parques, bibliotecas y otros servicios comunitarios. También compara el monto actual con el del año anterior, para que vea qué instituciones reciben más o menos fondos.

La sección “Tax Calculator” o calculadora de impuestos explica el proceso:

  • Valor de la Propiedad: estimado por la Oficina del Tasador.
  • Nivel de Tasación: en propiedades residenciales es 10% del valor de mercado.
  • Factor de Igualación: multiplicador estatal fijado por el Departamento de Ingresos de Illinois para asegurar equidad entre condados.
  • Valor Tasado Igualado (EAV): valor ajustado de la propiedad tras aplicar el factor.
  • Tasa Impositiva: determinada por la Secretaría del Condado según el presupuesto de cada distrito.

Si su propiedad calificó para exenciones, como la de propietario o la de adultos mayores, aparecerá un monto en dólares junto a ellas. Si cree ser elegible pero no las ve, puede solicitarlas en nuestro sitio web.

La sección de cuotas muestra cómo se divide su impuesto total en dos pagos. El primero es un estimado del 55% de la factura total. El segundo refleja el cálculo final con cifras actualizadas.

No pase por alto la sección de “Important Messages” o mensajes importantes. Allí pueden aparecer avisos sobre reembolsos, impuestos vendidos o confiscados, o saldos vencidos. Leerlos con atención puede proteger tanto su propiedad como su bolsillo.

Finalmente, la dirección de la propiedad en la factura señala dónde está registrado el PIN, lo cual no siempre coincide con su residencia. Usted puede actualizar su nombre y dirección postal en cualquier momento en cookcountytreasurer.com.
