Exenciones de impuestos a la propiedad: como propietarios de viviendas y personas mayores pueden ahorrar en impuestos

Los impuestos a la propiedad pueden ser una carga financiera, pero las exenciones pueden ayudar a reducirla ofreciendo ahorros significativos a los dueños de vivienda. Hay tres exenciones que benefician a la mayoría de los propietarios.

Primero, verifique las exenciones que recibe visitando cookcountytreasurer.com y haciendo clic en el cuadro morado "Resumen de sus Impuesto sobre la propiedad". Busque utilizando su dirección o el Número índice de propiedad (PIN) de 14 dígitos.

Si utiliza su dirección, solo ingrese el número de su vivienda y el nombre de la calle. No incluya norte, sur, este u oeste. Debería aparecer una imagen de su propiedad (vivienda, negocio o terreno), para que sepa que ha encontrado el lugar correcto. Desplácese hacia abajo. Verá una cuadrícula con sus exenciones. Si aparece "No", como se ve en el ejemplo, podría estar perdiendo una cantidad significativa de dinero.

Para convertir algunos de esos "No" en "Sí", repasemos las principales exenciones.

Exención para Propietarios de Viviendas:

Esta es la más común de todas las exenciones, y la mayoría de los dueños de propiedades califican. Esta exención reduce los impuestos a la propiedad para dueños que ocupan su hogar como su residencia principal durante al menos un año. Los solicitantes por primera vez deben haber vivido en la propiedad al 1 de enero del año fiscal en cuestión. La exención se renueva automáticamente cada año a menos que se venda la propiedad. Verifique su estado en línea y solicite cualquier exención para propietarios de viviendas omitida de los últimos cuatro años.

Exención para Personas de la Tercera Edad:

Propietarios que solicitan la Exención de Vivienda para Personas de la Tercera Edad por primera vez son elegibles si tienen 65 años o más, y poseen y ocupan su propiedad como su residencia principal. Si una pareja casada es dueña en conjunto del inmueble, son elegibles cuando el miembro mayor de la pareja cumple 65 años. Para recibir esta exención, el solicitante debe haber poseído y ocupado la propiedad al 1 de enero y debe haber tenido 65 años o más durante el año fiscal en cuestión. Muchos propietarios que cumplieron 65 años en 2023 ahora son elegibles por primera vez.

Exención de Congelación para Personas Mayores:

Los solicitantes deben cumplir con requisitos de edad e ingresos para calificar para esta exención. Personas de 65 años o más con un ingreso familiar anual de $65,000 o menos son elegibles. Debe haber poseído y ocupado la vivienda el 1 de enero del año fiscal en cuestión. Esta exención "congela" la valoración tasada igualada (EAV) de la propiedad el año en que la persona de la tercera edad califica para el beneficio, protegiéndolo del creciente aumento del predial que vienen con el aumento del EAV.
